REAL ESTATE CORNER Lynn and John Drewry CHOOSING A SALES REPRESENTATIVE (AGENT) According to the Brampton Real Estate Board, there are more than 100 sales representatives registered in Halton Hills. Here is some information to help with finding and choosing one of them. Think about basic criteria which include: getting the best price (whether selling or buying), taking the least time and effecting a smooth transition for your relocation. A good place to start is the real estate section of your local newspaper where you will find representatives and their Web site addresses. These sites should contain information about the representative, listings, solds and real estate in general which will help you choose a candidate to interview. Here are some characteristics to look for. “Market knowledge, honesty and integrity are the main criteria,” says Norm Paget, sales representative with Remax Real Estate Centre. Knowledge comes from experience; and honesty and integrity are usually attributes of successful people. The reputation of the Brokerage company usually reflects the calibre of its people. References, although always positive, do add another person’s opinion to the mix. Experience is extremely important. Look for a consistently successful track record which reflects strong sales, marketing and negotiating skills. This will pay off for you in getting the highest price if you are selling or the lowest price if you are buying. Local knowledge about market prices, homes available, public services such as schools and parks, and community issues such as local improvements and zoning changes is very helpful. You should select a representative who is familiar with the area in which you are buying or selling. If you are selling, the candidate should present a marketing plan that is clear and completely itemized. Look in particular for the advertising commitment. Your home is likely competing with others and needs quality exposure (such as colour and size) for best results. Commissions are a touchy subject but you have every right to clear information. Beware of big discounts because some important component of the marketing plan such as advertising may be impaired or eliminated. The best representatives will not compromise their marketing plan because it is critically important to their success and reputation. Good chemistry is essential to get the best results from the team you are building. So, when your research is complete, choose the representative with whom you feel the most comfortable.
